12th Avenue Arts, Community Roots Housing
(formerly Capitol Hill Housing)
The 12th Avenue Arts project (Community Roots Housing), is a unique mixed-use complex consisting of street level retail/restaurant space, four floors (88 units) of affordable work-force apartments, second floor non-profit office space, two performing arts venues, and a secure underground parking garage. The vision for this facility was a decade-long effort involving diverse stakeholders for redevelopment/renewal in this Capitol Hill neighborhood.
As a subconsultant to SMR Architects, Greenbusch provided Mechanical Engineering, Audio/Video Engineering and Acoustical Design for this 8-level, 140,000 SF facility. Mechanical includes full design of residential areas (five unique floor plans), secure garage areas, the 2nd floor office area (10,000 SF) and commons toilet rooms on the 1st and 2nd floors. Greenbusch Acoustical and Audio/Video design includes the two (2) black-box theatres: one 150-seat and one 80-seat.
